An insurance policy is often not enough
In case of subletting, accidents can occur. A stove can break, a sofa can get stains and a forgotten leaking water tap can cause water damage to the home. If the person living in the apartment (your tenant) does not have a home insurance contract, the damage is not covered by your home insurance. "Rented property" is generally not covered by an ordinary home insurance. In many cases, there is no doubt who carries the legal responsibility, but the tenant will often not be able to pay. This means that it is in the your interest to make sure that the tenant has a valid insurance policy.
This often means that you have to be double insured to be completely covered.
It can also be good to keep your home insurance as it also has other protection regardless of the home. If you are unsure of what your home insurance covers when it comes to subletting, contact your insurance company directly.
