How to publish a rental listing as a company
1. Create an account
The first step is to create an account. Set up your account as a company and provide your organization number.
You will also need to provide your personal information. This is only for verification purposes to ensure that a real person is behind the account. Only the company name will be visible to potential tenants, so you are not personally responsible for your company.
2. Create a listing
The next step is to create your housing ad. Keep in mind that a good description and some nice photos make the ad much more attractive and also save you from answering unnecessary questions from interested tenants later on.
As a company user, you have access to additional options that are not available to private users:
- First, second, or student contracts?
As a company user, you can indicate if the property you are publishing is a first, second, or student contract. If you mark your ad as a first or student contract, a marker will indicate that your ad is of this type for interested parties. Please note that our additional services such as the Rent Guarantee do not apply if you are renting out a primary contract. - Advertise multiple apartments of the same type in the same ad.
If you advertise multiple apartments of the same type, you have the option to include them in one ad. When you publish an ad, you can specify how many apartments you want to rent out. You also have the option to choose a range of prices and sizes for the apartment. We recommend using this feature if your apartments are of the same type, with similar rent, size, and address.
3. Verify with BankID and publish the ad
Please note that you need to verify with BankID for the ad to be published. If you do not verify with BankID, the ad may be denied publication. As a company customer, you also need to verify with BankID, but as a private individual, you are not responsible for the rental, and you will not be personally linked to the rental. This is an important security measure to prevent fraud. Once your ad is published, you will receive a confirmation email.
Your ad is active for 90 days, unless you choose to renew it (you can, of course, take it down before that).
4. Get in touch with tenants
As soon as your ad is published, tenants can contact you. Interested tenants are presented in a clear way, so you can easily form an impression of who best suits you and your property. Through a convenient chat, you can ask each other questions without having to provide personal contact information. Read more about how to contact and evaluate tenants.
How to write a rental agreement
1. Create a rental agreement
When you have found your tenant, you can create a rental agreement with one click through your conversation with the tenant. The agreement is editable and can be read in both Swedish and English. When everything looks good in the agreement, you can proceed to signing. Read more about how to write an agreement here.
2. Sign the agreement
When you and the tenant are in full agreement, click "Send for signing" at the bottom of the preview. You always sign the rental agreement before it is sent to your tenant. The agreement is signed with BankID. The tenant can also sign with BankID or Photo ID. Once the rental agreement is signed, you will find it under the tab My rentals.
As a company, a duly authorized signatory must sign the agreement. If that is not possible, you can obtain power of attorney to be authorized to sign the agreement.
3. We handle the payments
We handle all invoicing to the tenant and payments to you. Before the tenant moves in, a deposit is secured by the tenant, which we store throughout the rental period. Under the tab My rentals you can see your planned payments and whether the deposit is secured.
You will receive your first rent payment 8 days after the tenant has moved in, and then on the 25th of each month in advance.
What does it cost?
Publish an ad as a company: 299 SEK (excluding VAT)
Write a rental agreement: 0 SEK/month
If you choose to write the agreement through Qasa, you pay nothing. The tenant pays a service fee, which is included in their total monthly cost and is clearly stated in the ad. No hidden fees are added for either the tenant or the landlord.
Pay by invoice
As a company user, you have the option to pay for your ad fees by invoice. You can apply to become an invoice customer here. To be approved as an invoice customer, you need to have a limited liability company and have at least one submitted financial statement. You will receive an invoice at the end of each month with all your ad costs combined.
