When a homeowner has accepted your application a conversation between you and the homeowner is started automatically. Here are a few tips and pointers on what you should bring up in your conversation with the homeowner, and what to avoid.
1. For how long are you looking to rent?
One of the most common reasons for homeowners rejecting a tenant is that there's a mismatch in the expected rental duration. Since you suggested a rental period in your application, that's probably what the homeowner is expecting. Make sure you agree on a preliminary move-in date and lease duration.
In your application you could also suggest a monthly rent that you'd like to pay. This is the rent that the homeowner expects you to pay.
Also check with the homeowner what's included in rent. If it's a house or terrance house you should check who is paying for heating, garbage collection, and water and sewage fees.
If you're not willing to pay the rent stated in your application you should inform the homeowner immediately so that he/she can take it into consideration.
A viewing of the home is often a good opportunity to meet and inspect the place in person, but a lot of the homes at our website are rented out without a viewing taking place. Since we won't transfer your first rent to the homeowner until you've moved in you're protected from frauds*. Booking a viewing just to see that the home exists is therefore unnecessary.
If you decided to have a viewing you should beware that the homeowner might not want to share their full address. Decide on a place to meet and most importantly: Arrive on time and contact the homeowner if you can't make it or are running late.
Ask the homeowner to prepare the lease draft before the viewing. That way, if you're happy with the viewing and the homeowner is happy with you, you can both sign the lease immediately on site. The homeowner initiates the signing process from their profile. After the homeowner has signed the lease you will receive an invite per SMS/e-mail to sign the lease. You need your smart phone and access to your inbox and Mobile BankID since the lease is signed with BankID through our partner Scrive. If you don't have BankID, you can still sign the lease, just contact us in the chat so you can sign with a verification code instead.
4. If you don't agree
If you don't agree and want to close the conversation you can click/tap on the ⋮ to the left of the input field in the conversation and choose "Decline application and close chat".
Remember to write to the homeowner why you're no longer interested in renting the place.
5. Does the homeowner want to continue the conversation outside of the platform?
If the homeowner wants to continue the conversation outside of our service it might be a fraudster. If you suspect that a homeowner is a fraudster* or is offensive or behaving inappropriately in any way you should always report the profile. In the ⋮ menu you'll find the option to "Report profile". We review all homeowners and listings but sometimes fraudsters manage to by-pass our reviews. However, as long as you never transfer money outside of our platform you're always protected.
To rent a home that you found on our website without signing the lease through us is a violation of our User Terms and will grant you no security as well as put you at risk.
