Your rent is guaranteed
With our Rental Guarantee, you will always receive the rent, even if the tenant fails to pay, for up to 6 months or a maximum amount of 60,000 SEK. This provides you with financial security that allows you to be at ease during the rental period.
The guarantee only applies if the tenant is residing in the property; it does not apply if the tenant has terminated the agreement according to the applicable terms and has moved out. Here you can read more about the Rental Guarantee.
Debt collection and eviction
We handle all administration related to the collection of unpaid rent. Simultaneously, we always initiate an eviction process, aiming to help you stay ahead and avoid wasting valuable time if eviction becomes necessary.
The process is as follows:
Step 1: Payment reminders
If a tenant is late with rent payment, we first send out two payment reminders through our billing partner Billecta. A reminder fee of 60 SEK is added for the tenant. If the rent is not paid after these reminders, we inform both the landlord and the tenant that an eviction process will be initiated.
Step 2: Inform Social Services
To assist the tenant if they are facing unforeseen financial difficulties affecting rent payment, we inform Social Services about the situation. This step is a requirement from the Enforcement Authority (Kronofogden) to apply for eviction.
Step 3: Escalate to the Enforcement Authority (Kronofogden)
After receiving confirmation from Social Services, we escalate the case to Kronofogden for debt collection and eviction. They handle and decide on the matter. If the rent payment is received during this step, we cancel the ongoing eviction process. You can find more information about this process on the website of Kronofogden.
We will maintain ongoing communication with you (the landlord) during the above processes.
Eviction enforcement
Once Kronofogden has served the tenant, a decision (known as a "utslag") will be made. We receive the decision and inform you (the landlord) about it. If the decision is to enforce eviction, it is common that the evicted tenant leaves the property voluntarily before the eviction date.
If the tenant does not vacate the property voluntarily before the eviction date, the Enforcement Authority and the landlord will come to the property on the day of eviction. A moving company will store the tenant's belongings for a maximum of three months. Trash and items that cannot be stored will be disposed of by the moving company. The Enforcement Authority will change the locks on the property. The tenant is responsible for the costs of the move and may also be charged for move-out cleaning and storage.
We recommend you try talking to the tenant
When unexpected situations arise in the tenant's life that affects their finances, good communication is the key to finding solutions. We recommend that you, as the landlord, take the initiative by visiting the property and having a dialogue with the tenant to understand their situation early on. Sometimes it may be difficult for the landlord to visit the property personally, but you can also ask a friend or family member to assist with the contact.
We communicate digitally and provide advice and support to facilitate the process. We do not have the possibility to be physically present on-site.
Should I terminate the agreement?
When you become aware of an eviction process, act quickly! Terminate the agreement with the tenant as soon as possible to avoid unpaid rent in the future. By terminating the contract promptly, you give yourself the opportunity to advertise again and hopefully find a new tenant with better payment capability.
We also encourage you to explore with the tenant whether you can terminate the agreement earlier than the contractual notice period. Often, when a tenant is experiencing payment difficulties, they are keen to end the rental agreement early to avoid accumulating debt.
