How much does it cost to place an ad on Qasa?
It does not cost anything! Publishing your ad is completely free. The ad is up on Qasa until you sign the rental agreement via us or choose to take down the ad yourself.
What is included when I rent out via Qasa?
Everything is included when you rent through us! First and foremost, you get help creating and signing your lease with BankID. We handle all administration of rental payments (invoicing and reminders) and that the deposit is stored securely throughout the rental on a separate account. In addition, you get a rental guarantee that protects against rent loss, as well as Rental Insurance. If you choose to use Blocket Bostad's rental agreement, the tenant is responsible for the service fee, which they can see directly in your ad.
Is it true that the Rental insurance and the Rent guarantee are included for free now when I sign an agreement with Qasa?
Yes, it is true! Both are included completely free of charge for you as a landlord now.
With Rental guarantee, you are protected against damage during the rental period, such as red wine stains on the soda, marks on the kitchen counter, and scratches on the floor. It covers damages up to SEK 1 million.
With the Rent Guarantee, we guarantee that you get the rent paid for up to a total of 6 months if the tenant should stop paying the rent. The guarantee applies to all tenants, regardless of who you sign an agreement with. We take the risk with unpaid rents and compensate you in the event of non-payment. This means that you get protection against loss of rent and can sleep extra well at night.
What does it cost me?
Nothing! It's free to publish an ad. When you sign a rental agreement via Qasa and let us handle the payments, it is completely free of charge for you as a landlord. When you sign the rental agreement via us, protection against loss of rent, also called Rent Guarantee, is included for up to 6 months if the tenant stops paying. A Rental Insurance protects your belongings up to SEK 1 million.

We guarantee that you will receive the rent for up to 6 months if the tenant should stop paying the rent. The guarantee applies to all tenants, regardless of who you sign an agreement with. We take the risk with unpaid rents and compensate you in the event of non-payment. This means that you can sleep extra well with the Rental Guarantee.
Rental guarantee is included when you create your ad and sign your rental agreement through us. The guarantee only applies if the tenant lives in the home, not if the tenant terminated the agreement according to the applicable conditions and moved out. How does the Rental Insurance work? What does it cover?
Many people do not know that their stuff and fixtures are not always covered by their or the tenant's home insurance. With Uthyrningsförsäkring, you are protected against damage that occurs during the rental, such as red wine stains on the sofa, marks on the kitchen counter, and scratches on the floor. It covers damages up to SEK 1 million. If you need to use the insurance in the event of damage, the tenant is responsible for the deductible of SEK 1,000. It says that I must pay for Rental Guarantee and/or Rental Insurance; why is it not included?
If you created your advertising draft before we went live on 31/1, the previous pricing model is applied to your ad and, therefore also your rental agreement draft. If you wish to take advantage of the new offer, you need to agree with the tenant as they will have a higher cost. When you decide on how you want to do, you create a new ad (it is now free), ask the tenant to send a contact request to the new ad, and then create a rental agreement. You will see that everything is included. Then sign the agreement, and we will take care of the rest.
How does it work when I want to extend my lease?
If you make an extension of an existing agreement, the same conditions will continue to apply in the extension as your previous agreement. If you instead want the new terms to apply to your extension, you need to create a new advertisement where everything is included and then a completely new rental agreement that takes over when your current one expires. Of course, you also need to reconcile the new arrangement with the tenant, who will have to pay a higher service fee each month. What does it cost the tenant?
The tenant pays a service fee of 4.95%, which is added to the rent and is included in the invoice sent to the tenant each month. This is also specified in both the advertisement and the rental agreement- This means that you get your rent paid every month without any deductions for our service.
