Perhaps most importantly, we are here to answer your question and provide support would you need it over the entire rental.
In addition, we have created a rental insurance that landlords can sign up for. The insurance covers the cost for damages and wear and tear that typically are not covered by your home insurance so that you can feel safe even if an accident would happen.
How much is your service fee?
Renting a home can be overwhelming as there are many things to keep in mind. Hence, we want to be clear and transparent about what you pay when you sign a contract through Qasa; thus, we separate the fee and the rent. The service fee is a cost to ensure a safe rental experience protected from scammers with access to support seven days a week, a completely digital rental contract, and safe handling of your deposit and payments. The fee is 1.95% of the monthly rent, which you will also see in the listings.
If you rent an apartment for 8000 SEK per month, the service fee would be 156 SEK per month. The fee will be added to the rent, and you will receive an invoice for the overall cost, 8156 SEK, in this example. I.e., there are no hidden costs; you can see what you would be paying exactly, even before you contact the landlord.
What is included if the landlord and I use Qasa?
If you sign the contract through Qasa, extra safety is always included for you as a tenant. You can feel safe knowing you will not be scammed as we handle all payments and keep your deposit during the rental period. We will not pay the rent to the landlord until after you have moved in and made sure everything is in order. We help you create a really good contract that protects both of you, which you sign with BankID or with a photo ID. If any questions or concerns arise during the rental, our support is always available to help and support you, seven days a week. This means that you will be able to sleep extra well every night when you rent through Qasa.
Is it true the I minimise the risk of getting scammed if I sign the lease through Qasa?

Will you make a credit check?
When you sign a contract, we always make a credit check, a so-called UC Mikroupplysning, a small credit check that does not affect your credit score the same way a full one would. If it is not approved, we can, in some cases, require two months' rent as a deposit. This is a way for us to offer our service to everyone and not limit the offer to those with an approved credit check. The extra month's rent of deposit works as safety for us.
I have found a home for rent elsewhere, can we still use Qasa?
Of course! Since it is the landlord who created the contract, you need to ask that person to contact us, and we will help you. It is also possible to create an account and fix the contract by yourself; it is easy! You can read more about how it works here.
How common is it that people get scammed on the sublet market?
According to a survey conducted by Boverket little more than 1 out of 10 has been scammed on an advanced payment or deposit, and as much as 23% has gotten in contact with a scammer. We believe that is awful. No home seeker should need to feel unsafe. That is why we have created a service through which you can not be scammed, where we handle all payments and keep your deposit.
What happens with my Rental Guarantee?
If you have an approved Rental Guarantee, it will be a guarantee for one month's rent as a deposit. It means you will always have only one month's rent as a deposit when you rent a home, instead of two months. Landlords can not see this information about you.
If you do not have an approved credit check, we might require two months' rent as a deposit. Your approved credit check will be valid for twelve months, just like before; then, you need to renew it. If it expires during your rental, you will, of course, not have to pay another month's rent as a deposit.
What does it mean for me as a tenant if the landlord has chosen the service The Rental Guarantee?
Landlords can choose to buy a service called The Rental Guarantee. It is extra security that many landlords use to secure their income. If your landlord has selected this service and you as a tenant has an approved credit check, it does not affect you. If you do not have an approved credit check, you will need to pay two months' rent as a deposit to secure your home if the landlord is using the The Rental Guarantee service.
What is rental insurance?
The landlords' inventory, furnishing, and fixtures are usually not covered by home insurance when he or she sublets. The landlord can choose to use our special rental insurance to be compensated if an accident would happen. For example, a stain of red wine on the sofa, ugly marks on the kitchen top, or scratches on the floor. The insurance covers damages up to 1 million SEK och you as a tenant pay the deductible of 1 000 SEK.
Why does it say 1-2 months' rent deposit in the listing?
When signing a contract, we always make a credit check (UC mikroupplysning) on you as a tenant. If the credit check is approved, the deposit is always one month.
If the credit check is not approved, we might require two months' rent as a deposit. This is a way for us to offer everyone to sign a lease and not limit the offer to choose with an approved credit check. The extra deposit works as extra security for us. You will know how much deposit you will have to pay before you sign the contract. In most cases, it is one month's rent.
