How much is your service fee?
Renting a home can be overwhelming as there are many things to keep in mind. Hence, we want to be clear and transparent about what you pay when you sign a contract through Qasa; thus, we separate the fee and the rent. The service fee exists to ensure a safe rental experience where you don’t have to pay any deposit and you are protected from scammers. You’ll also have access to support seven days a week, a completely digital rental contract, and safe handling of your payments. The fee is 4.95% of the monthly rent, and you will see the monthly cost in every separate listing.
If you rent an apartment for 10.000 SEK per month, the service fee would be 495 SEK per month. The fee will be added to the rent, and you will receive an invoice for the overall cost, 10.495 SEK, in this example. I.e., there are no hidden costs; you can see what you would be paying exactly, even before you contact the landlord.
What is included if the landlord and I use Qasa?
If you sign the contract through Qasa, extra safety is always included for you as a tenant. You can feel safe knowing you will not be scammed as we handle all payments. We will not pay the rent to the landlord until you have moved in and made sure everything is in order. We help you create a really good contract that protects both of you. It is signed with BankID or a photo ID. If any questions or concerns arise during the rental, our support is always available to help you, seven days a week. Is it true that I minimize the risk of getting scammed if I sign the lease through Qasa?
Yes, that is correct! That is the reason we have created this service. 1 out of 10 home seekers have been scammed on a deposit or advance payments. Since Qasa handles all payments you can not get scammed. All you need to do is sign the lease through Qasa to use our service, and we will make sure you feel safe and can enjoy your new home instead of having to worry.
Will you make a credit check?
When you sign a contract, we will make a credit check, a so-called UC "mikroupplysning", which is a small credit check that does not affect your credit score. If it is not approved you have to pay one (1) month's deposit. This is a way for us to offer our service to everyone and not limit the offer to those with an approved credit check. The credit check requires a Swedish social security number.
I have found a home for rent elsewhere, can we still use Qasa?
Of course! Since it is the landlord who creates the contract, you need to ask that person to contact us, and we will help you. It is also possible to create an account and fix the contract by yourself; it is easy! You can read more about how it works here.
How common is it that people get scammed on the sublet market?
According to a survey conducted by Boverket 1 out of 10 has been scammed on an advanced payment or deposit, and as much as 1 of 4 has gotten in contact with a scammer. We believe that is awful. What is rental insurance?
The landlords' inventory, furnishing, and fixtures are usually not covered by home insurance when he or she sublets. The landlord can choose to use our special rental insurance to be compensated if an accident would happen. For example, a stain of red wine on the sofa, ugly marks on the kitchen top, or scratches on the floor. The insurance covers damages up to 1 million SEK and you as a tenant pay the deductible of 1 000 SEK.
