Create a rental agreement
You will find the rental agreement in your conversation with the landlord. The landlord is responsible for creating and editing the agreement, and you can follow the changes by clicking "View lease"
Once both you and the landlord are satisfied with the agreement, the landlord will start the signing process. First, the landlord signs digitally with BankID. Then, you will receive an email and SMS with further instructions to sign the rental agreement with BankID or photo identification.
What is included in the rent?
Please note that it's what is stated in the rental agreement that matters, not the listing. It's always good to ask the landlord about the details of what is included before signing the agreement and, if something feels particularly important, make sure it is stated in the contract before signing.
Add an additional tenant
You can easily add a co-tenant to the rental agreement by clicking "Add tenant" in the conversation with the landlord. This is only possible when the landlord has created a draft agreement and allowed multiple tenants in the contract.

I found a property on another website
If you have found a property on another website, you can still use our service to create and customize the rental agreement. Write to our support, and we will assist you.
Sign the rental agreement
Signing a rental agreement is straightforward. Once the landlord has signed, you will receive an invitation via email and SMS. Open the link and follow the instructions to read the agreement and then sign it. After signing, the agreement is sealed and stored in your profiles. If needed, you can print it.
Signing without a Swedish personal number or BankID
No problem! As a tenant, you can still sign the rental agreement even if you don't have a Swedish personal number or BankID. You can do this by attaching a photo of an identification document (e.g., passport, driver's license, or ID card) during the signing process.
Credit check and deposit
When a rental agreement is signed through us, we always perform a credit check on the tenant. It is a so-called microcredit check that does not affect your credit rating. If we approve the check, you won't need to pay a deposit. Otherwise, you will need to pay a deposit equivalent to one month's rent before moving in.
Note that if you don't have a Swedish personal number we will not be able to perform a credit check, and you will therefore have to pay a deposit. You can apply to rent without a deposit by completing the credit check before signing the agreement.
Pay the deposit
Before moving in, you must have paid the deposit if you haven't been approved to rent without a deposit. The deposit is always one (1) month's rent and is held in a secure client account during the rental period. It will be refunded after the rental period ends, provided everything is in good condition upon departure. The invoice is sent by our partner Billecta, and the deposit must be paid before gaining access to the property.
Key handover and inventory list
The final step is to agree with the landlord on the time and place for the handover of keys and any inventory lists. Here, you can read more about things that may be helpful to consider before moving in.
