Create a rental agreement directly in the chat
In your conversation with the tenant, click on the "To lease" button in the right column to generate a rental agreement. The agreement is based on the information you provided in your listing.
You can easily edit various parameters as desired before proceeding to sign. The tenant cannot make any changes on their own, so you, as the landlord, have full control over the content of the agreement. However, the tenant can review the draft agreement in both Swedish and English to request adjustments from you via chat.
Sign the agreement digitally with BankID
Once you are satisfied with the content of the rental agreement, you can easily sign it digitally with BankID. Click on "Agree and sign" to initiate the signing process. As the landlord, you will sign it first, and after you have done so, the tenant will do the same.
Can my tenant sign without BankID?
No problem at all! If the tenant does not have BankID, they will have the option to sign using photo identification instead.
Can I print my rental agreement?
A copy of the signed rental agreement will be sent to both of you via email after signing. It will also be available on your pages on Qasa so that you can easily download and print it if needed.
What is included in the rental agreement?
It is divided into five main headings: i) The Rental Property ii) Validity Period and Notice Period of the Lease Agreement iii) Rent and Deposit iv) Care, Maintenance, and Comfort v) Miscellaneous.
The paragraphs in the agreement regulate, among other things, the rental period and the requirement that the property must be in an acceptable condition before moving in. It also binds the tenant to take good care of the property, immediately report any damages, and adhere to the rules and regulations applicable within the association or community.

Even if you have found a tenant on your own, you can still use our rental agreement and take advantage of all its benefits. Just contact our support, and we will assist you!
Who needs to sign the lease?
It's perfectly fine to assist someone else with the agreement. However, it's important that the same landlord who verified their ID when publishing the listing is also the person who signs the agreement. If you're helping someone else with the process, please do not do it from an account in your name. Instead, ask the person who will be on the agreement to create and verify the account.
If there are multiple owners of a property, only one person needs to sign the agreement However, it is possible to include the other person's name in the agreement. If you want to do this, you are welcome to contact our support and we will help you!
Don't forget about your permit
Make sure you have permission from your primary landlord or housing association to sublet your property. This is something you can do after or simultaneously while writing the rental agreement. You can read more about getting a permit here.
Don't worry about "Besittningsskydd"
Many people worry unnecessarily about "besittningsskydd" (i.e. regulations protecting the tenant in case he/she refuses to move out at the end of the rental). They mistakenly believe that a tenant who does not want to move out when the rental period ends will be protected by the law. The truth is:
- If you rent out a rental apartment (hyresrätt), tenant protection only applies after the rental period has lasted for more than two years consecutively. This protection can also be waived in a separate agreement, unfortunately not in the actual rental agreement.
- If you rent out a condominium (bostadsrätt), there is no tenant protection at all. There is, therefore, nothing to waive in that case.
