Your regular home insurance does not cover certain damages that occur during a rental, but don't worry! By using Qasa's rental agreement, you are covered by a specially designed rental insurance for damages and theft up to 1 million SEK when you rent out.
The insurance is included for free when you sign your rental agreement through us and is an important complement to your regular home insurance. Note that you still need to maintain your regular home insurance.

Why rental insurance?
Regular home insurance normally does not cover damages that occur during a long-term rental. Home insurance applies if someone unauthorized enters the property, but when you choose to let someone into your home or vacation home, the home insurance does not cover if the guest steals or damages something. That's why we have developed rental insurance so that you can feel safe throughout your rental.
Can I skip having home insurance?
No, this insurance is a complement to your regular home insurance and can cover damages related to the rental whereas traditional home insurance does not provide coverage. You still need regular home insurance with at least coverage for fire, water, and burglary to cover other types of damages.
It is of course important that the tenant is also insured and there is a paragraph in our rental agreement that states that the tenant is responsible for having a valid home insurance during the rental period.
What is included in the rental insurance?
The insurance covers the landlord, who can be both a private individual and a legal entity. The insurance covers abnormal wear and tear ("onormalt slitage"), damage, or loss of property during the rental where the value of the property decreases or has been lost – examples of what can be compensated are damages to furniture, fixtures, floors, and walls. You can receive compensation for:

All-risk insurance for personal property and fixtures
Examples of covered damages include the tenant dropping something heavy on the kitchen counter, causing it to crack, or spilling red wine on the sofa. If the tenant loses a key to the residence, the cost of a new key and, in some cases, a lock replacement can also be covered.
Personal property refers to items in the residence that are not fixtures, for example, furniture, kitchenware, and electronics.

Intentional damage
Caused by the tenant, their family members, or guests.

Abnormal wear and tear
Distinguishing between normal and abnormal wear and tear can be tricky and is assessed on a case-by-case basis. In the product data sheet below, you can find more information regarding normal versus abnormal wear, including examples of how specific types of damage are assessed and tips on how to prevent damage from occurring.

Loss of rent
Compensation for up to 6 months of rent if the residence becomes fully or partially uninhabitable due to a covered damage event (please read the full terms and conditions regarding this).

Deductible Waiver
You will be compensated for the difference if your primary insurance covers the damage but has a higher deductible than this policy, which has a deductible of 2500 SEK paid by the tenant.
The policy's maximum compensation amount is 1,000,000 SEK per incident*
The examples below are considered abnormal wear and tear and may be covered:
- A football accidentally kicked through a window
- A TV falls from its wall mount during adjustment
- A perfume bottle is dropped in the sink, causing cracks
- The grill is accidentally knocked over by the tenant and breaks
- The key breaks off in the lock while being used
What is not included in the rental insurance?
Damages that arise due to normal wear and tear and do not affect the property's function are not covered. Nor damages that are not related to the specific rental, or damages that have occurred through long-term impacts such as moisture or rot. You cannot get compensation for:
- Damages that can be covered by your regular home insurance.
- Damages caused by normal wear and tear (see below).
- Damages caused by house bugs and other insects or rodents.
- Damages caused by long-term impact, such as moisture, rot, fungus, rust, or corrosion.
What is meant by normal wear and tear ("normalt slitage")?
What is considered normal wear and tear can be tricky and is assessed on a case-by-case basis, but we have collected a few examples for you as a landlord to get a good idea. If you are unsure, you can contact Omocom's claims adjuster and ask if different damages are covered by the insurance, and we will be happy to help!
The following examples are considered normal wear and tear and are not eligible for compensation:
- Nail holes in walls.
- Small scratches in floors or parquet due to moving furniture.
- Minor grease stains in the kitchen.
- Minor scratches and/or small cracks in sinks and bathtubs.
- Marks on wallpaper from moving furniture.
How do I make a claim?
Damage or theft is reported via Omocom's claims report form as soon as possible after the damage is discovered. If it concerns theft, a police report should also be made. Compensation can be made through repair, repurchase (compensation in the form of purchasing equivalent property), or in money.
