Once the contract is signed, it’s time to prepare for move-in. As a landlord, you set the standard for the entire rental period by being well-prepared. Here are the most important points to check off for a secure and smooth start.

- Compile Information for the Tenant
- Change of Address and Population Registration
Move-out Cleaning
The move-out cleaning sets the expectations for how the tenant should return the home. It is your responsibility as a landlord to ensure the property is in excellent condition for the person moving in. To avoid misunderstandings and potential disputes, it is vital that the cleaning is done thoroughly.

Document the Condition of the Home
The most important step for a secure rental is documenting the home's condition and contents right at the start. With Qasa’s digital tools, you can easily create inspection reports and inventory lists, attach photos, and sign everything digitally—a seamless and secure solution that reduces the risk of future disputes.
Digital documents we offer:
Inspection Report:
Go through the home room by room and document its current state. This serves as your evidence if damages occur during the rental period.Inventory List:
If you are renting out furnished, this is a record of your belongings. It clarifies what belongs to you and the condition of the furniture at the start of the lease.Key Receipt:
Document exactly how many keys have been handed over. This provides legal security if the tenant loses a key or if a lock change is required.
Note: Documentation must be signed by both parties to be legally binding.
Store your belongings
Are you renting out furnished but have items you want to protect from wear and tear? Or do you need to empty the storage unit? If you don’t have space in your new home, it may be wise to put your valuables in storage. There are several convenient storage solutions that pick up and deliver your items right to your door.
Compile Information for the Tenant
Go the extra mile to build a good relationship from the start. Provide the tenant with a list of practical information:
Where is the fuse box located and how does the laundry room booking work?
Are there specific recycling rules or community guidelines for the building?
Contact details for the building manager or emergency services for urgent repairs.
Change address and population register
As a general rule, you must be registered (folkbokförd) where you actually live. If you are sub-letting your home and moving to a different address, you must therefore file a move notification with the Swedish Tax Agency (Skatteverket).
Important Considerations:
Mail Handling:
Ensure you forward your mail or change the billing address for items like monthly fees or rent notices so they do not end up in the tenant's mailbox.Special Postal Address:
If you do not wish to change your population registration (e.g., during a short-term rental of less than 6 months where you plan to move back), you can instead register a "Special postal address" (Särskild postadress) with the Tax Agency. This ensures your mail reaches you without affecting your registered residential address.
