When renting out through Qasa, you are financially protected by our Rental Guarantee, which secures your rental income even if the tenant fails to pay.
For the guarantee to apply, certain conditions must be met. Read more about these requirements in our Terms of Use.
Please note: The Rental Guarantee is only valid as long as an active tenancy agreement is registered on the platform and ceases when the agreement has been terminated.
Qasa handles initial payment reminders. However, in the event that debt collection and eviction are necessary, you as the landlord are responsible for pursuing the legal case with the Swedish Enforcement Authority (Kronofogden, KFM). You can initiate the case here on the Kronofogden website. This guide explains the process and how Qasa assists you.
Part 1: Your Right to Terminate the Agreement Due to Unpaid Rent
When a tenant fails to pay rent on time, the landlord’s legal right to terminate the agreement prematurely (forfeiture of the tenancy) is activated.

Important: The formal application for eviction to the Swedish Enforcement Authority (KFM) must include proof that the tenant has been served this notice.
Part 2: The Debt Collection and Eviction Process
Step 1: Payment Reminders (Handled by Qasa)
If a tenant is late with their payment, we will issue reminders. If the rent is still not paid, we will inform you on the 14th day after the due date that you need to initiate the eviction process.
Step 2: Contacting Social Services (Landlord Responsibility)
By law, for the Swedish Enforcement Authority to process an eviction application, Social Services in the municipality must have been contacted.
- Your Responsibility: You, as the landlord, are responsible for contacting Social Services in the municipality where the dwelling is located.
- Our Support: We provide you with guidance on how this contact should be initiated and documented correctly.
Step 3: Application to the Swedish Enforcement Authority (Led by the Landlord)
Once Social Services have been contacted, it is your responsibility as the landlord to apply for a Payment Order (Betalningsföreläggande) and Eviction (Avhysning) with the Swedish Enforcement Authority.
- Our Support: Qasa provides all necessary information and documentation (size of the debt, dates, etc.) that you need to complete the application.
- Your Responsibility: The application must be submitted by you, the contracting party. KFM will handle the case and issue the decision and formal notification (service).
Interruption: If payment is made during the process, you can contact the Swedish Enforcement Authority to cancel the case.
Execution of Eviction
Once the Swedish Enforcement Authority has issued a ruling (utslag) for eviction, you as the landlord will receive notification. If the tenant does not move out voluntarily, you will handle the execution date in consultation with KFM.

Date of Eviction: You will visit the dwelling together with the Swedish Enforcement Authority. KFM will change the locks and store the tenant's belongings. Costs for this are added to the tenant's debt.
Qasa is unable to be physically present during visits to the tenant or at the actual execution of the eviction.
We strongly recommend that you maintain an open dialogue with the tenant, as good communication is often key to resolving financial problems.
