When you sign through Qasa, we take full responsibility for the deposit – you are always covered, without exception. If the property is not left in the agreed condition, you can easily open a deposit claim case to apply for compensation for damages, cleaning, or unpaid expenses. Read more about how the process works below.
One month's deposit
A deposit is a sum of money paid by the tenant as security for potential damages that may occur during the rental period. All rentals on Qasa are covered by a deposit corresponding to one month's rent. We manage and hold the deposit throughout the entire rental period to make it easier for you as a landlord and safer for the tenant.
If the tenant passes a credit check, Qasa finances the deposit (we call this Deposit-Free). You don't need to worry about this – as a landlord, you are always covered regardless.
Additionally, your rental is insured to protect you against damages of a more costly nature.
What does deposit-free rental mean?
Some tenants can rent deposit-free. Qasa carries the credit risk for these deposits. If you have an approved deposit claim at the end of the tenancy, you will be compensated directly by Qasa, and the tenant will be invoiced subsequently.
Reporting a remark
The day after your rental period ends, you will receive an automated email from us. To close the case and settle the deposit, you need to log in and finalize the rental digitally. You can now find the agreement under the "Ended" tab instead of "All" or "Signed" here on Qasa.com.
You have two options:
-
Complete without remarks: If everything is in order, select to complete the rental without remarks.
Please note: Selecting this option approves the release and refund of the tenant's deposit. You cannot open a claim case after the refund has been approved. -
Report a remark: If you need to request compensation from the deposit, select to report a remark. You will then be guided into Qasa's reporting flow.
Deadline: Any remarks must be reported no later than ten days after the end of the rental period. After this, the ability to create a claim case via the platform will be closed.
Categories for remarks
When creating a report, choose the category that fits best. Please report one remark at a time.
- Damages: Describe the damage and upload both before and after photos showing the condition prior to and following the tenancy. You may also state the estimated cost of compensation and specify whether you intend to fix the damage yourself.
- Cleaning: Document shortcomings in the tenant's move-out cleaning with clear photos. Since the property is presumed to have been move-out cleaned by you upon check-in, only after photos are required here.
- Keys: If keys are missing after the tenancy, you need to upload a copy of a signed key receipt verifying how many keys the tenant received.
- Other costs: Here you report unpaid expenses for services or bills (e.g., electricity or internet) that, according to the lease agreement, should be paid by the tenant.
Next steps
Once you have submitted your report, Qasa will begin processing the case. Our team will review the documentation and get back to you with the next steps. We will then ensure that the tenant receives a full opportunity to respond and address your claim before making a well-founded, objective decision regarding compensation.
Response times and process
To ensure a legally sound process, we operate within the following timeframes:
- First response: You will usually receive a first response from us within 1–2 business days.
- Ongoing case handling: For further investigation or updates on an ongoing case, our goal is to return to you within 5 business days.
How we communicate
To keep all documentation centralized and accessible to both parties, all communication regarding deposit cases takes place in writing via email.
- Reply in the same thread: We kindly ask you to always reply directly in the existing email thread for your case. This helps us maintain clear history and provides you with faster assistance.
- No phone support: Please note that we cannot offer phone call-backs upon request for these specific cases. This ensures that everything discussed is properly documented should it be needed at a later stage.
At Qasa, we strive to make deposit management and move-outs as smooth as possible for both landlords and tenants. Thank you for your trust!
