If you wish to move out and end your rental relationship before the original end date, you first need to terminate the agreement in writing to your landlord. After that, you register the termination on our platform to ensure your invoices are correct. Here is a step-by-step guide on how to proceed and what to keep in mind.
Contact the landlord and send the termination
Since Qasa is not a legal party to the rental agreement, it is your responsibility as a tenant to ensure that the termination is carried out correctly according to the law and your specific contract.
Why in writing? We strongly recommend that you provide your notice in writing (via email or registered mail). A registered letter (REK) provides you with legally valid proof that you have sent the termination to the landlord's known address. If you have good communication with your landlord and trust them to respond—perhaps even the same day—you can, of course, reach out through the channels they usually respond in. The important thing is that the notice is written and confirmed.

Register the termination and change the end date in Qasa
Once you have terminated the underlying agreement with your landlord, you need to register this on the platform so that billing ceases at the correct time. As a tenant, you can initiate this change in the system.
Go to My leases and click on the relevant agreement.
At the bottom of the page, click on "Terminate lease".
Enter the new confirmed end date (i.e., your last day in the home), not the date of the notification itself.
A termination confirmation will then be sent for signing to both you and your landlord via email. Please read it carefully to ensure the end date is correct.
Once both parties have signed, the end date will be updated in the system. If we have already issued invoices for a period following your new end date, we will handle these manually shortly.
Flexibility regarding the termination of the service
At Qasa, we are flexible and proceed based on the date you have agreed upon, as long as you can verify that the termination was carried out correctly.
No strict deadlines with us: You do not need to adhere to full calendar months regarding the Qasa service itself. If you and the landlord agree that the contract should end in the middle of a month, we will go by that.
Correct documentation: As long as you can show (e.g., via email confirmation or a REK receipt) that the agreement is terminated according to applicable law or your specific agreement, you can set the end date in our system based on that. If the date is too close to the current date, you may need to contact our support.
What notice period applies by law?
The notice period is governed by law and depends on the type of housing you are renting. Here is a quick guide:
The Rental of Own Home Act (Privatuthyrningslagen)
Applies if you rent an owned property (condominium, house, or co-op apartment) from a private individual.
Tenant's notice period: Always 1 month (until the 2026-06-30, read more below). The notice applies until the turn of the month that occurs at least one month after you give notice.
Example: If you give notice on May 15th, the agreement expires on June 30th.
Upcoming legal change (effective from July 1, 2026): For agreements signed on or after July 1, 2026, the statutory notice period for tenants will increase to 3 months (although a shorter period can still be agreed upon to the tenant's advantage).
Additionally, the landlord's ability to terminate fixed-term agreements prematurely without valid grounds for forfeiture will be restricted. Read more about the new regulations in our article A more flexible rental market.
The Tenancy Act (Hyreslagen - Chapter 12 of the Land Code)
Applies if you rent a rental apartment (first or second hand), a room as a lodger, or a holiday home.
Indefinite contracts (Open-ended): Normally 3 months to the nearest turn of the month (e.g., if you terminate the agreement on January 17th, your notice period lasts until April 30th).
Fixed-term (longer than 3 months): Normally 3 months.
Shorter contracts: For very short rental periods (under 3 months), the notice period can be between one day and one week.

Since Qasa is neither a party to the agreement nor a legal authority, we do not have the right to give you legal advice or make executive decisions regarding your contract—for example, in the event of a dispute.
