What is first-hand rental?
Qasa offers the opportunity to rent housing in both first-hand and second-hand. To identify a first-hand contract, look for a box with the text "first hand" in the listing. When you rent first-hand, you enter into a rental agreement directly with a landlord, which gives you rights such as security of tenure and the right to a reasonable rent. You pay the rent directly to the landlord, and it is based on the apartment's utility value, which takes into account factors such as size and location. If problems arise in the apartment, you may be entitled to a reduced rent until the issue is resolved.
Different application processes for first-hand listings
Professional landlords use different application processes for first-hand housing. Larger housing companies tend to use a longer, more automated application flow that requires detailed information from the tenant. This helps them manage a larger number of applications efficiently. Smaller property owners often prefer to have direct contact with the tenant and use a shorter application flow. The application process can be identified by the button on the listing:
- "Apply" indicates a longer, more automated flow
- "Contact" suggests a shorter flow where you can start chatting directly
In the longer flow, applicants need to provide:
1. Contact information
2. ID verification
3. Information about household members
4. Current living situation
5. Source of income
6. Credit check
7. Personal information

When you link your account, you also start collecting queue points, which increases your chance of getting housing in the future.
