Your regular home insurance often does not cover damages that occur during a rental period. Therefore, when you use a Qasa lease agreement, you as a landlord are automatically covered by a specially designed rental insurance from Hedvig Försäkring, which among other things compensates for accidental damage (all-risk) and theft with up to SEK 1 million when you rent out your property.
The insurance is included when you sign your lease agreement through us and is an important supplement to your regular home insurance. Please note that you must maintain your regular home or commercial property insurance for the rented property in order for this protection to apply.
The rental insurance from Hedvig Försäkring applies to lease agreements signed on or after July 1, 2026. For contracts signed prior to this date, Omocom’s rental insurance applies.

Why have we introduced a rental insurance?
A regular home or commercial property insurance typically does not cover damages that occur during a long-term rental. A home insurance policy applies if an unauthorized person breaks into the property, but when you choose to let someone into your home or holiday home, the rules change. For example, home insurance does not apply if a tenant steals or destroys something. That is why we have introduced a rental insurance, so you can feel more secure during your rental period.
Can I and the tenant skip having home insurance now?
No, the rental insurance is a supplement to your regular home or commercial property insurance and can cover damages related to the rental that standard policies do not cover. You still need a regular home or commercial property insurance to cover other types of damage to the property and your belongings. It should, at minimum, include fire, water, burglary, and liability coverage.
It is also important that the tenant is insured. According to our lease agreement, the tenant is responsible for maintaining a valid home insurance policy throughout the entire rental period.
What is included in the rental insurance?
The insurance applies to the landlord, who can be either a private individual or a legal entity. The insurance covers abnormal wear and tear, as well as damage to or loss of property during the rental. It also covers lost rental income if the property becomes completely uninhabitable, meaning tenants can no longer live there. Examples of items that can be compensated include damage to furniture, fixtures, floors, and walls.
You can receive compensation for:
Accidental damage insurance (all-risk) for loose property and fixed interiors The accidental damage protection applies to items you lose or accidentally damage due to a sudden and unforeseen external event. For example, you can receive compensation if the tenant drops something heavy on the kitchen countertop causing it to crack, or if the tenant or their guests spill red wine on the sofa. "Loose property" refers to items in the home that are not fixed structures, such as furniture, household utensils, and certain electronics.
Intentional damage and theft You can receive compensation for damage caused intentionally by the tenant, their family members, or guests. The insurance also covers theft. If the tenant fails to return all keys to the property, you can also receive compensation for a new key, and in some cases, a complete lock replacement.
Abnormal wear and tear What is considered normal versus abnormal wear and tear is assessed on a case-by-case basis. Further down this page, we list some examples of what counts as normal wear and tear, which is not covered by the insurance.
Lost rental income You can receive compensation for up to 6 months of lost rental income for upcoming bookings if the property becomes fully or partially uninhabitable due to a compensable claim event (please read the full terms and conditions regarding this).
Deductible elimination If your regular insurance covers the damage but has a higher deductible than this insurance, you will be compensated for the difference. This insurance has a deductible of SEK 2,500 per rental period.
The insurance's maximum compensation amount is SEK 1,000,000 per claim event.
What is not included in the insurance?
Damages covered by your regular home or commercial property insurance are not covered by the rental insurance. It also does not cover damages resulting from normal wear and tear that do not affect the functionality of the property, damages that did not occur during the specific rental period, or damages caused by long-term impact such as moisture or rot.
You cannot receive compensation for:
Damages that can be compensated by your regular insurance for the property.
Damages caused by normal wear and tear (see below).
Damages caused by woodboring beetles, other insects, or rodents.
Damages caused by long-term impact. For example, moisture, rot, fungus, rust, or corrosion.
What is meant by normal wear and tear?
What counts as normal wear and tear is assessed on a case-by-case basis. Below we have gathered some examples so that you, as a landlord, have a clear picture of what applies. If damage occurs and you are unsure whether it is covered, you can contact Hedvig's claims adjusters, and they will help you further.
Examples of normal wear and tear that are not compensated:
Picture hook holes in walls
Small scratches on floors or parquet from furniture
Minor grease stains in the kitchen
Minor scratches and/or small cracks in washbasins and bathtubs
Marks on wallpaper from moving furniture
Damage has occurred, what do I do now?
Contact Qasa Always start by contacting Qasa if something happens during the rental period. They need this information at the latest by the end of the rental period to potentially pause the refund of the deposit. Qasa then assesses whether the deposit covers the issue, such as an unpaid electricity bill or if the apartment was not cleaned.
Check if the damage is covered by your regular home or commercial insurance If it is an insurance matter instead, the next step is to contact the insurance company where you have your regular home or commercial property insurance to file a claim. For more information on how to file a report, please contact your insurance company.
File a claim with Hedvig If the damage is not covered by your home or commercial insurance, notify Hedvig as soon as possible after receiving the decision from your insurance company. Keep in mind that it becomes harder to prove that the damages occurred during the rental period if a long time passes between the incident and the claim submission. If you have the opportunity to mitigate a damage so it does not worsen, you must always do so.
In the event of a claim, you must submit the following:
The decision from your home or commercial property insurance
A copy of the police report in the case of theft or other crimes
Compensation can be provided through:
Repair
Replacement (compensation in the form of purchasing equivalent property)
Cash payout
What happens if you were previously insured with Omocom?
If you have extended your lease agreement on July 1, 2026, or later, and have received information that the rental is now insured by Hedvig instead of Omocom, you are covered by Hedvig’s rental insurance.
