Here we explain step by step how it works for you who want to rent out your home.
Create Account
The first step is to create an account if you have not already done so. When you create an account, we will ask for some information about your home. This is just a draft, nothing will be published until you are ready and choose to click "Publish". When you put your chosen rent in the ad, it is the total rent that the tenant will pay you. This makes it easier for both you and the tenant when discussing pricing.
Creating the ad
The next step is to create your ad. Keep in mind that a good description and some nice pictures make the ad stand out, and also means that you do not have to answer unnecessary questions later by interested tenants.
Rent guarantee and Rental insurance are automatically applied to your rental when you sign a lease through us, for no extra cost. The Rent guarantee means that we guarantee that you get the rent paid for up to a total of 6 months if the tenant should stop paying the rent. The guarantee applies to all tenants, regardless of who you sign an agreement with. We take the risk with unpaid rents and compensate you in the event of non-payment. This means that you can feel extra calm during your rental with the Rent Guarantee.
With Rental Insurance, you are protected against damage that occurs during the rental, such as red wine stains on the sofa, marks on the kitchen counter and scratches on the floor. It covers damages up to SEK 1 million. If you need to use the insurance in the event of a damage, the tenant is responsible for the deductible of SEK 1,000. When you are done, click "Publish". It is free to publish your ad! We will then review your ad and you will receive an email when it is published on the website.
Get in touch with tenants
As soon as your ad is published, tenants can contact you. Interested tenants are presented in a clear and easy way, so that you can easily form an idea of who suits you and your home best.
If you are interested, you can start a chat, otherwise you can decline contact. The person can therefore not write to you before you start the chat. Here you have the opportunity to ask questions if there is something you are wondering about and maybe book a viewing.
Find a tenant now
In the same way that tenants can contact you and see your ad, you can search for a tenant on your own by clicking on "Find tenant now" under "My listings". There, our system will suggest people looking for housing similar to yours. When you see someone interesting, click "Like!". Your ad will be sent as a suggestion to the person you liked. He or she can then choose to accept or deny your request.
Create a lease
Once you have found your tenant, the next step is to use our tool to create a lease. We use information from your ad and your profiles, you get to answer a few simple questions, and based on that, a tailor-made rental agreement is automatically generated adapted to your particular rental. When you have filled in all parts of the lease, you are ready to proceed to sign. You will find the rental agreement to the right of your message conversation.
Signing the lease
When you and the tenant completely agree on everything that the lease should include, click on "Review & sign" under the lease in the message conversation. You always sign the lease before it is sent to your tenant. Both you and your tenant sign the lease with BankID. If your tenant does not have a BankID, we can help you sign manually. When the lease is signed, you will find it under the tab "Leases".
Secure payments
We handle all invoicing to the tenant and payments to you. The tenant pays one (1) month's deposit if they do not rent deposit-free. We keep the deposit with us throughout the entire rental period. Under "Leases" > "Details" you can see your planned payments and if the deposit has been paid.
You will receive your first rent payment just over a week after the tenant has moved in, and thereafter on the 25th of each month.
But perhaps most important of all, we are always here to help if a problem occurs, or just to answer questions. For example, if anything regarding the rental should go wrong, we take care of the entire debt collection and eviction case.
