One month deposit
We handle all things deposit-related so you can stop worrying about that. You will have ten days after the agreement expires to initiate a deposit claim and demand compensation for any damages. Learn more about the deposit.
Rent Guarantee
Tenants who suddenly can't or won't pay the rent can be a costly affair for you as a landlord. With our Rent Guarantee, you will always receive the rent, even if the tenant fails to pay, for up to 6 months or a maximum amount of 60,000 SEK. It provides you with financial security, so you can have peace of mind during the rental period.
The guarantee applies to all lease agreements signed through Qasa, even with international tenants. We take on the risk and offer the same protection, regardless of whether the tenant has a Swedish personal identity number or not.
The guarantee only applies while the tenant resides in the property, not if the tenant terminates the agreement according to the applicable terms and moves out. Read more about the Rent Guarantee.
Rental Insurance
1 out of 7 landlords has previously faced tenants who do not pay for damages. The fact that the landlord's regular home insurance does not always cover damages that occur during a rental doesn't make things better!
By using Qasa's lease agreement, a tailored rental insurance is included. It covers damages that your regular home insurance wouldn't cover, such as red wine stains on the sofa, marks on the kitchen countertop, and floor scratches caused by your tenant. The insurance provides coverage up to 1 million SEK, and the tenant is responsible for the deductible!

How it works step by step:

Create an account: The first step is to create an account if you haven't already. Learn more about how to create an account.

Publish a listing: The next step is to create your rental listing. Remember that a good description and some appealing photos make the ad more attractive, while at the same time saving you from answering unnecessary questions from applicants. Read more about how to publish a listing.
By publishing an ad and creating a rental agreement through the service, you will benefit from services such as Rent Guarantee and Rental Insurance free of charge.

Get in touch with tenants: As soon as your listing is published, tenants can easily contact you. You will get a clear overview of all candidates, and an easy-to-use chat will help you communicate without handing out your personal contact information. Scout for tenants: Just as tenants can contact you through your listing, you can search among thousands of public tenant profiles through the Tenants tab in the main menu.

Write a rental agreement: Once you have found your tenant, you can create a lease agreement directly in your chat with the tenant. The agreement is editable and can be read in both Swedish and English. When you are ready, you proceed to sign it. Learn more about how to write a rental agreement.

Signing: First you sign the agreement through BankID, then the tenant will get to sign it with either BankID or photo identification. Once everything is signed, you can find it under your Rentals tab.

We handle all payments: We handle all invoicing to the tenant and payments to you. Before the tenant moves in, a deposit is secured from the tenant. Under your Rentals tab, you will see all planned payments and whether the deposit is secured.
You will receive your first rent payment 8 days after the tenant moves in, and thereafter on the 25th of each month in advance.

How can all of this be free of charge?
The tenant pays a service fee, which is included in their total monthly cost and clearly stated in the ad. No hidden fees are added for either the tenant or the landlord. You pay nothing, not even for publishing your ad! Read more about pricing.
